The Grass is Greener in Grasse!

Real Estate Insider Tip: Grasse is a hot upcoming market for investment in the French Riviera.

Recently recognized by UNESCO as a World Heritage Site, Grasse is the cradle of the perfume industry in Europe.
With a marvelous micro-climate promoting the growth of fragrant flowers such as jasmine, orange blossom, and the legendary Centifolia Rose, Grasse is home to several perfumery museums and manufacturers such as Galimard, Molinard, Fragonard, and the MIP. It also hosts the headquarters of the leading names in fragrances and flavors such as Robertet, Mann, and Jean Niel. 

With a slight lack of hotels in the area, seasonal rental investments are a sure-fire hit as tourists choose to stay in apartments nearby the city center.

Many luxury brands such as Lancôme, Chanel, and Dior have invested in Grasse to anchor their perfume brands in its historical heart. They are in the process of refurbishing flower plantations which may soon be open to the public.

For those looking for investment opportunities in the prestige market, there are some fantastic historical bastides available at low prices, with sprawling acreage of olive trees – just in need of some refurbishment.
Previously victim of an unsavory reputation, the historical downtown of Grasse is undergoing a refresh. The mayor has created a program to facilitate refurbishment of the facades, creating a cheerful symphony of provincial orange, pink, and yellow. 

Grasse is now home to the École Supérieure de Parfum, one of the few universities in the world teaching the art of perfume making. A new branch of the University of Nice has just been opened as well, in the form of Grasse Campus, located within the stunning historical building of the Palais de Justice. This influx of students has created high demand for furnished apartments in and around downtown, as well as demand for new bars, cafés, and restaurants – making it an amazing spot for commercial investment as well.

Not everyone has caught on to these recent changes, and pricing remains much lower in Grasse than in surrounding towns such as Nice and Mougins – the average cost per square meter hovers around 3000 euros, whereas just ten minutes southeast it jumps up to 5-6000 euros/m2. Not to mention, as Grasse is placed in the dominant position on a hillside, many properties feature incredible views of the sea, spanning from the Esterel to Nice.
